The new apartments, known as 13 ǀ U, are leasing now at the corner of 13th and U streets NW, within walking distance of restaurants, art galleries, bars, music venues, theaters and shops.

The Lincoln Theatre, U Street Music Hall, the Howard Theatre, the Studio Theatre and the 9:30 Club are all nearby. The U Street/ Cardozo Metro station is across the street from the apartments, and several grocery stores are within walking distance. The second location of the Smith restaurant in the city will open on the ground of 13 ǀ U this winter.

Designed by David M. Schwarz Architects and the BBGM design firm, the new building at 1310 U St. NW includes two curving corners and is constructed of brick and cast stone. The interiors were designed by New York-based Champalimaud. The 129 apartments, which include 12 affordable units, have one-bedroom units up to a two-bedroom unit with a den. Rents range from $3,035 for a one-bedroom apartment to $13,500 per month for the largest apartment, which has about 2,000 square feet.

The units have walnut hardwood flooring, nine-foot-high ceilings, stainless-steel appliances, quartz counters with a waterfall side and floating vanities with white quartz counters in the bathrooms. Many units have a private balcony.

Amenities in the nine-story building include a rooftop lounge with a fireplace, two rooftop terraces with grilling stations and an outdoor kitchen, a fitness studio with a personal trainer, bike storage, an electronic key system and concierge services. The garage includes charging stations for electric vehicles.
