The Waycroft is a mixed-use apartment building comprised of 491 residential units above 61,000 SF of street-level retail, and three levels of below-grade parking. The 2.12-acre, full block site is located in the Ballston neighborhood of Arlington, Virginia. The broad curve of the building’s primary facade creates a dramatic landmark at a key intersection within the Ballston commercial business district. The project creates an appropriate gateway for the Ballston community, linking and transitioning the dense commercial core with the nearby low-scale residential neighborhood.

The variation in façade height was utilized to create 3 architectural blocks, with distinct architectural vocabulary for each of the “buildings”. The three structures are connected to create a cohesive building construction, with each building taking on a unique aesthetic while blending seamlessly into the surrounding neighborhood. The buildings’ envelopes feature brick, cast stone, precast and punch windows. The slight changes in height make the structure look timeless, with different scales, cornice line details, various brick and stone motifs all lending the distinct character of each.
