1201 F Street, NW is a 12-story, new-construction office building in downtown Washington, D.C. adjacent to the Metro Center station. Addressing the owner’s criteria, the distinctive design provides the maximum permitted floor area (220,000 SF) while maintaining a modest construction budget. In the tradition of many of DC historic downtown commercial buildings, 1201 is subdivided vertically into clearly defined base, shaft, and capital zones, with material changes and a greater use of detail employed to provide emphasis at the 1st and 2nd floors (base) and upper two floors (capital). Unlike most of its counterparts in the neighborhood, the building is unique in its deployment of corner towers whose vertical lines provide relief from the horizontal emphasis the City’s height limit typically imposes on larger, downtown buildings.
