Penn Theater Project

This project involved two very different historic preservation
goals. The first was to save the art deco marquee of the defunct
Penn Theatre, and the second was to make the apartment building, a new
construction, compatible with the Capitol Hill historic district and
especially with the historic Eastern Market buildings and the
townhouses across the street. Unfortunately, restoring the building to
its original use as a theater or performance venue was not realizable,
so the project commenced with a commercially viable program for three
levels of office space and two of retail on the Pennsylvania Avenue
site of the existing building. The limestone marquee was saved
and incorporated into the new building. The ground floor portion
of the building takes its cues from the marquee and appears as its
extension to serve as a strong base for the new building. The
massing, materials, details and colors of the new building have been
designed to emphasize and complement the existing portion. For
example, the blue glazed brick color was selected not only to contrast
with the limestone, but because of its appropriateness as a color of
art deco buildings. The materials of the façade of the apartment
building respond directly to the red brick of Eastern Market.
